Repairs

If your rental requires a repair, alert us immediately so we can act swiftly to fix the issue. Negligence in doing so may lead to you being held partly responsible if the delay exacerbates the damage or deterioration. After your report, we will contact your landlord and act according to their instructions.
Please remember, while we offer a 24-hour service, only emergency repairs will be addressed within 24 hours. Our repair guideline is as follows:
Very urgent repairs (24-48 hours) : Heating, hot water, major electrical faults, security issues, leaks.
Urgent repairs (48-72 hours) : Hob, oven, radiators, serious joinery repairs, showers, fridge, freezer, minor plumbing.
Non-urgent repairs (4-7 days) : Minor electrical issues, washing machine, seals, tiles, window cracks, dishwasher.

Keep in mind that these timelines may not apply if the appliance under repair is under warranty or if parts are required.

If there is a fault with an appliance which is under warranty or parts are required these timescales do not apply as we are dependent on the manufacturer. We will strive to have repairs carried out as quickly as possible; however the contractor appointed may set their own timescale for completing the repair depending on urgency. Please let us know if you are experiencing any abnormal delays if a contractor has been appointed. We will provide the contractor’s details if you think a repair is taking longer than necessary. 
ELC Sales & Lettings (Edinburgh Letting Centre) does not have power to carry out repairs without your Landlord’s permission. This, plus quotations, may add on time to the timescales above. Some landlords carry out their own repairs and there may be times where we have no control over the repair process but we will always do our best to ensure this is done as quickly as possible.

Emergencies

  • Fire: Call 999.
  • Gas leak: Dial the number on your meter sticker.
  • Burst pipe: Shut off the water supply. If the pipe belongs to an upstairs flat, notify your neighbour and contact us directly.

For significant water leaks from the property above or any other major problems, please call 0131 662 8035 at any time (outside of Monday–Friday 09:00 – 17:00 it will be redirected to our Out of Hours Support Team). Otherwise, please report it through the Fixflo button at the top of this page.

Water leak from the property above

If water is leaking from the property above, please alert your neighbours immediately and ask to fix the leak. If they are not at home, please leave them a note. We are not able to force entry to the flat we do not manage to stop the leak, so please inform your neighbours as soon as possible.
If you know that the flat above yours is a rental property, you can usually find an owner or their letting agent on the Scottish Landlord Register.
In old tenement buildings water stopcocks are sometimes located above the flat door – if your neighbours are not in, you could try to turn the water supply off.
If the water leak is significant, you cannot contain it and the neighbours upstairs are gone, please call the Edinburgh Council on 0131 608 1100 or 0131 200 2000 (out of hours number). They may be able to force entry to the flat above and turn the water supply off.
Please inform us about the leak, but only after contacting your neighbours. Please send some photos documenting the damage caused.
