Key Service Highlights

  • Our fee is a competitive 10% + VAT.
  • Our marketing fee of £270 (£225 + VAT), covers advertising costs. For HMO properties, this fee covers the first two tenants and two guarantors. Each additional tenant and/or guarantor in HMO properties will attract an extra fee of £19 (VAT inclusive) per person.
  • We guarantee extensive marketing coverage: “To Let" board, Zoopla, Lettingweb, OnTheMarket, Rightmove, and our exclusive ELC website.
  • We manage tenant referencing, inventory, inspections, and lease preparation at no additional cost to you.

  • Monthly rent collection, forwarding to the landlord after deducting our fees.
  • Year-end detailed financial reports for the landlord.
  • Transfer of utility and council tax accounts into the tenant’s name.
  • Routine inspections of the property every 3 to 6 months.
  • Coordination with the landlord and tenant for any necessary property repairs.
  • Execution of property repairs up to a value of £200 in the landlord’s absence.
  • Instruct emergency repairs to the property in the absence of the Landlord.
  • Conducting a final property inspection and coordinating the refund of the tenant’s deposit, after agreement on the property’s condition.
  • Ensuring transfer of utility and council tax accounts back to the landlord, providing tenant’s forwarding address to the companies.
  • Advising on legal safety compliance issues and landlord registration.

Monthly Fee
